About 6 years ago I stayed in Osaka, Nara and Kyoto...all good experiences....living like locals and observing how they lived.One booking did stuff up tho...I was waiting at the station , while the host was expecting a phone call...I'd put that down to language problems. At the time no one had heard of Airbnb...I was the first guest in Nara...beaut self contained bungalow in a village on the outskirts of the city...the host couple had been to Oz...in fact their email address was Byronbay something...had lovely Japanese breakfasts in the main 100 yr old renovated house, provided by the lady of the house.

Air Bnb is great... when I joined, women were staying at my place and inviting me into the bedroom about 50% of the time. And paying! 6 months later, that kind of fun just seemed to slow down - not sure why. Had only one shocker (why don't you want to fuck me? type thing) - everybody else has been grand. Have made great friends. Lovers. And drinking mates via Air Bnb. Have only hosted though... haven't tried it traveling. Definitely recommended.

I use it all the time. One trip, I ended up with a houseful of American Sailors, who had just landed in OZ. Being a single woman, I was in bliss. Was very spoilt and very looked after. 😆 Ms Foxy

Ive used Airbnb a fair bit to travel and have always enjoyed it. Tip for newbies travelling on Airbnb is to read the reviews and make sure you read all the information about the place before booking. Ive now had my own place listed on Airbnb for a couple of years and love it. Ive had many awesome people stay at my place from all over the world and only had a couple of small issues in all this time.Tips for new hosts:Use as many pics and write as much as you can about the place (however, most people dont read).When you start, put prices low. You want to get people in so you can get reviews. Look at other places in your area and work out a reasonable price, then discount for your first 10 or so guests.Stick to the Airbnb rules, that way you are protected if something does go wrong.Investigate insurance, pretty much all normal household insurance will cease as soon as they find out you are having strangers stay at your place. There are holiday rental insurances out there. They are the basics. Most cities have a fairly active Airbnb community, so once you list, start talking to them and you will get tons more useful tips (most groups these days use Facebook).

Yes, have used them for more than 2 night stays. You have to be verified, usually through Facebook (so take down any party photos on your fb profile before you give access!). A bond is required in some instances. We are using them again soon for a weekend away with a naughty group of friends! So much better than hotel rooms, they have holiday houses in some awesome areas!

Airbnb in Europe is great. I have friends that have used it in France and Italy and were v happy. I have used it Rome and in Melbourne and Was v happy with both. I have used airbnb twice in New York and it was okay. Saved loads of money but the places were pretty ordinary. I guess it's how the real people live. I do have one bad story. A girl I know who is working on Vancouver Canada ATM decided to let out her place on Airbnb for a weekend. She Rec'd a call from the landlord as apparently there was a cue of men all the way out the door. They had used her place to hold a sex party. All her sheets were ruined, cum and other bodily fluids everywhere. She was so upset!! Having been to a few parties like that I can only imagine the state of her place if the organisers didn't care about he state they left it in.

We stayed in a room in a townhouse (Melbourne) to be near to the Purr Party venue so that we could stay out late and make it to work on time the next day. Just did our research and picked one in the neighborhood that matched our price point and had good reviews. Lovely, welcoming people and everything as described online.

I am starting in the moment my own AirBnB. Hope it will be as successful as I have heard from others. The only tricky thing here in Australia is getting the right home insurance. Most insurance companies cancel the policy when they get to know that one does an AirBnB. So lots of hosts in Australia think they have insurance but don't.

The matter in this case is whether the insuranc company is willing to accept the risk resulting from an AirBnB operation. Every insurance company is free to set their own rules in this case and to either accept the risk or not and set a premium they deem to cover their risk. E.g. if its notexplicitely stated in the insurance policy that they accept, or extend the risk to short term rentals, and one hasn't informed the insurance company that one is listing their home, room as short term rental, the insurance company can refuse a claim and cancel the insurance policy retrspectively (Void the insurance policy from the beginning of when one started the Airbnb operations. I did a lot of shopping around the past few months. My insurance that covers the Airbnb operation is actually cheaper than the insurance I had previously. IF anyone is interested in learning more either google airbnb insurance or pm me.

I host in Hobart, plus I've stayed in AirBnB in Australia and overseas. Only bad experience as a guest was a place in Perth WA that was infested with cockroaches. A great way to meet people and sample the local life, plus far safer for women than hotels and hostels (I've stayed in those too). As a host, I've hosted men travelling alone, as well as women and couples. No problems at all! Worst experiences were a couple of guys who left the toilet in a bad way. Have made many new friends, and the good far outweighs the bad.

Stayed in a ground floor condo for a week in Maui recently......3 meters from the water...amaze balls!!! We had a cooler (esky) beach towels, beach mats, beach chairs, snorkle sets and boogie boards all provided...was a great help! Then another Air BnB in Honoluul - 36th floor studio apartment with free parking, a beautiful big welcome basket inc coffee, wine and snacks....fabulous surprise! The key to a good AirBnB experience is research research and more research....and cheapest is not always the best. As others have mentioned, read all the points listed from free parking to air con etc.....and read all the reviews! Hope you have a great AirBnB experience

Re: insurance. I just got a landlord's policy from one of the big firms and it's never been a problem. Airbnb also insure you for up to a million dollars for malicious damage done by guests to your place, so it's pretty safe. As to the price, I have rented out a house that could sleep eight people for $300 a night over the summer holidays - it was a good way to subsidise staying elsewhere. I had a couple of spare rooms one of which I put on Airbnb recently. Because it was a new place, and I had started a new profile (the previous one was operated jointly with my ex) I stuck to the recommended price of $60 per night which I felt was too low. But then I had it rented constantly and was making more than if I had long term renters. I've got two long term renters in now, and if it wasn't for the difficulty of having to be around to clean and set up rooms for guest checkin, would probably stick with Airbnb.
